Application 26-196: 160 Eastern Blvd., Brew Team NY, LLC., seeking Area Variances necessary to subdivide the 200-foot-wide property into 2 lots, each with a lot width of 100 feet. In accordance with Schedule 1 of the Zoning Ordinance, a drive-through restaurant must have a minimum lot width of 125 feet. Further, the proposed subdivision would result in the existing building canopy having a western side yard setback of 17 feet. The minimum side yard setback is 25 feet.
